TENANT MIX

Shopping center owners and managers require tenant mix recommendations when leasing vacancies, remerchandising, or repositioning the shopping center. The Strategic Edge utilizes the latest industry data as well as our own proprietary data (built through fieldwork) to analyze current and planned tenant mix scenarios.

Computer Aided Drafting (CAD) technology is utilized to re-create site plans. Customer data is then embedded in the plans using Geographic Information Systems (GIS) technology. The result is a new way of visualizing performance measures and a powerful way to draw conclusions about productivity.
The mall layout below displays the categories of tenants within the ficticious Eastland Center. A tenant category map is very helpful when planning for store clustering. To maximize cross-shopping opportunities stores with like goods or stores associated with each other can be grouped together.
The mall layout map below shows store sales in a cool to warm theme. Tenants with high sales are shown in red while tenants with low sales are shown in blue and purple. This same map is also typically produced for tenant sales per square foot.
Another useful mall layout map is the lease expiration map shown below. Tenants with leases expiring soon are shown in red while tenants whose leases expire years in the future are shown in blue.
The layout maps are a good way to analyze and visualize tenant performance. This technology can be used to help mall management set lease rates, track sales performance, and plan for the future tenant landscape.
